Construction has officially begun on Phase 1 of downtown’s $440 million River North District — a master-planned community that will create a walkable waterfront neighborhood.

The first phase of the 105-acre project is under development on a 13-acre site at the south end of the district (near Topgolf). Spanning 4 buildings, there will be a combined 817,070 sqft of mixed-use space that will include:

  • 2 luxury apartment buildings, Oxbow and The Wayward, totaling 651 units
  • 78,000 sqft of office space
  • 80,000 sqft of retail space
  • 4-acre riverfront park
  • 4 private streets

Eventually, River North will connect Nashville’s greenway system via a new pedestrian bridge over the Cumberland River to Germantown. Additionally, Oracle’s 60-acre campus will join the district in the coming years.

Phase 1 is slated to be complete in 2023. Phase 2 is currently under design, and will include additional mixed-use residential + retail space.
